Maine waterfront on the Mattawamkeag River with camp and 102 acres

Bancroft, Aroostook County, Maine

Mattawawkeag River lot, well managed forest & camp just 200+/- feet from river. The 1500' of river frontage is outstanding with mature trees, easy access & special protection being designated for Salmon & Deer habitat. The area around the camp has been improved through forest management activities which included pre-commercial thinning over nearly 5 acres in the young softwood stand and wildlife habitat improvement work along the camp road. These forest management activities were done in 2010. The boundary lines were also re-marked in 2010. There is a small gravel pit on the property. Access to the tract is over a well maintained private seasonal gravel right-of-way road. A very thorough Forest Stewardship Plan was prepared by a local licensed Forester in 2007 highlighting management objectives, recommendations, property descriptions, forestry laws, recreation & aesthetics, soil & water protection along with professional maps. This plan was later update in 2017 to meet Tree Growth Tax Law.

Private Island Retreat on Fresh Water Lake with Utilities

T40md, Hancock County, Maine

This private 5-acre island gem is located 60 miles northeast of Bangor on the pristine and forever wild Nicatous Lake. There is also a nice protected place to dock a float plane. This island is self-sufficient with generator cabin, running water and comes fully furnished. There are canoes, boats, furniture, cook stoves, two propane refrigerators and just about everything else you need, including a caretaker that can have the island fully stocked with food and ready for your arrival. There are two docks, a swim float and a private beach where you can launch the small flotilla that stays with the house, including an 18-foot speedboat and an antique canoe. The island compound was built in the 1920’s; the owners say that in the early days the original owner used a barge to bring over cows for fresh milk in the summer. A 5,000-watt generator powers many of the modern amenities. It is a very private and remote place, but only 45 minutes to an hour to shopping and hospital.
